Overview of the Role
Birmingham City Council are seeking committed and professional Repairs and Voids Contracts Works Officers to support the delivery of responsive repairs and voids works across the Council’s housing stock.
The role is central to ensuring properties are maintained to a high standard, void homes are returned to lettable condition efficiently, and repair services meet contractual, quality and customer service expectations. You will work closely with contractors, internal teams and residents to ensure works are delivered safely, compliantly, on time and within budget.
This role directly contributes to improving living standards, resident satisfaction and neighbourhood sustainability across the city.
Key Responsibilities
- Monitor and inspect repairs, voids and planned works delivered by contractors to ensure compliance with specifications, quality standards and health and safety requirements.
- Support the management of repairs and voids contracts, including performance monitoring against KPIs, cost control and service standards.
- Carry out property inspections pre‑ and post‑works to confirm scope, quality and readiness for re‑let.
- Liaise with contractors, housing management teams and residents to coordinate works, access arrangements and effective communication.
- Assist in the management and resolution of customer complaints, defects and service failures relating to repairs and voids works.
- Ensure accurate record keeping, reporting and use of housing and contract management systems.
- Contribute to safeguarding, risk management and compliance processes.
- Support continuous improvement in service delivery and customer outcomes.
Essential Qualifications
- A relevant construction, building, property or housing-related qualification, or equivalent demonstrable experience.
- Knowledge of building maintenance standards and landlord repair responsibilities.
- Evidence of continuing professional development relevant to the role.
- Full UK driving licence and access to a vehicle is essential for this role.
Experience
- Experience of working in a repairs and maintenance or voids environment, ideally within social housing or a local authority.
- Experience of inspecting building works and monitoring contractor performance.
- Experience of working with customers/residents and addressing service issues.
- Experience of working to targets, deadlines and performance standards
• Experience of working with M3NHF VERSION 8 and its application on building contracts
• Experience of conducting financial and quality audits on contractors` SOWs and completed work.
• Experience of working with Microsoft Office, using tablets ,laptop and systems at work such as Outlook , Teams and Excel.
Skills, Knowledge and Abilities
- Good working knowledge of housing repairs, voids processes and property maintenance standards.
- Understanding of health and safety legislation and safe working practices.
- Ability to read and interpret specifications, schedules of work and reports.
- Strong written and verbal communication skills, with a customer‑focused approach.
- Effective organisational and time‑management skills.
- Ability to work independently and collaboratively within a multidisciplinary team.
- Hybrid role subject to service needs.
- Competent IT skills, including housing management and inspection systems.
- A proactive, solution‑focused approach with attention to detail and quality
- This role will also have elements of lone working.
