Principal Property Surveyor (Internal Candidates Only)

The Principal Surveyor is responsible for leading the management and optimisation of a diverse commercial property portfolio to maximise income and asset value. The role involves overseeing key functions such as rent reviews, lease renewals, property negotiations, and resolving complex landlord and tenant matters. It also requires providing professional advice to senior officers and Members, ensuring compliance with relevant legislation and Council policies. The postholder manages and prioritises a varied caseload, often involving high-value or sensitive transactions, while maintaining strong relationships with internal and external stakeholders. In addition, the role includes supporting and line managing staff, contributing to service delivery objectives, and driving performance across the Estates function. Overall, the position plays a critical role in delivering the Council’s property strategy and financial targets.
Candidates should hold a recognised professional qualification in surveying (such as MRICS) or demonstrate equivalent experience in commercial property management. They must have significant experience of dealing with landlord and tenant matters, including rent reviews, lease renewals and complex property negotiations. A strong understanding of property legislation, valuation principles and asset management is essential. Applicants should be able to manage a varied and demanding workload, prioritising effectively to meet deadlines and deliver outcomes. The role also requires excellent communication and stakeholder management skills, with the ability to influence and advise senior officers and external parties. Experience of working within a local authority or public sector environment is desirable, alongside the ability to support and line managing staff.
